Design & Architecture

We collaborate with your architect — or introduce you to architectural partners who specialize in estate-scale residences. From initial sketches through construction documents, we stay involved to ensure every design decision is buildable, on budget, and true to your vision.

Our early involvement at the design stage prevents costly change orders later. We flag structural, mechanical, and material considerations before they become problems — not after.

Budgeting & Pre-Construction Planning

Before ground breaks, you receive a comprehensive budget aligned to your approved plans. We walk through every line item together — clarifying allowances, identifying potential variables, and establishing a realistic timeline.

Transparency at this stage prevents surprises later. You'll know what your home will cost, how long it will take, and what decisions remain before construction begins.

Selections & Interior Design Coordination

From stone and tile to cabinetry, plumbing fixtures, and lighting — selections at this level require coordination across dozens of vendors and lead times that can stretch months. We work alongside your interior designer (or recommend one) to ensure selections are ordered on time, within budget, and aligned to the design intent.

Material delays are the most common cause of construction schedule slippage. We manage this proactively — tracking every order, confirming every delivery date, and sequencing selections to match the construction timeline.

Construction

Builder-led means exactly that. You communicate directly with the builder overseeing your project — not a project manager, not a superintendent, not someone you've never met. Regular updates, site access, and clear communication throughout.

We coordinate every trade — from foundation and framing through mechanical, electrical, plumbing, finishes, and landscaping. Each phase is inspected before the next begins. Quality is verified at every stage, not discovered at the walk-through.

Final Walk-Through & Delivery

Before we hand you the keys, we walk every room together. Punch items are documented, addressed, and verified. Systems are demonstrated. Warranties are reviewed. Your home is delivered finished — not almost finished.
